Experienced Appraisal Reviews by Maria Hopkins Associates

According to an announcement by the Federal Reserve, "financial institutions are required to have an effective, impartial real estate appraisal and evaluation program," and that appraisers completing reviews must "have the ability and skillfulness to assess compliance with the Federal Reserves appraisal rules and guidelines." At Maria Hopkins Associates, we provide appraisal review services that are impartial, efficient, professional and in line with the Federal Reserve's rules.

If you're in the need of a real estate appraisal review or have questions about an appraisal, contact Maria Hopkins Associates today.

As stated by the Federal Reserve, appraisal reviews "should decide whether the appraisal or evaluation is applicable for the transaction, the risk of the transaction, and whether the practices by which the collateral valuation is attained ensures independence and quality." They "should also signify whether the appraisal or evaluation report is consistent with the engagement letter, which gives an account of the range of the appraisal assignment." Lastly, the Federal Reserve notes that "some financial institutions supplement periodic reviews with post-funding surveys of appraisal quality for a number of their higher-liability or higher-value transactions as a means to help in detecting valuation problems."

In addition to coordinating our work to the forms and guidelines of our review clients, there are four Fannie Mae forms that are largely used for review services, and we'll prepare an appraisal review on any one of them. They include an appraisal "desk" review, a "field" review, a "short" form and a "narrative" form. At Maria Hopkins Associates, we're qualified in every type of appraisal review, review practice and the obligations of review appraisers.

Maria Hopkins Associates realizes what the most frequent defects are, particularly in our housing market, as well as what represents a quality appraisal. In this regard, we're experienced enough to recognize that the competition in our market are capable of doing a fine job. The Uniform Standards of Professional Appraisal Practice, or USPAP, govern appraisal reviews as well as appraisal reports, and you can rely on us to objectively study appraisal reports done by others. And those others may be studying our work, too!

You can depend on Maria Hopkins Associates for our neutral judgment, because we offer professional, unbiased, ethical appraisal review services for our customers. Contact Maria Hopkins Associates to learn more about our qualifications, expertise and service offerings.
